Ao menos &eacute; o que indica um <a rel=\"follow\" target=\"_blank\" href=\"https:\/\/newsroom.quintoandar.com.br\/pandemia-mudou-relacao-da-maioria-dos-brasileiros-com-suas-casas-mostra-pesquisa-quintoandar-offerwise\/?utm_source=chatgpt.com\">levantamento <\/a>realizado pelo QuintoAndar, plataforma digital de moradia, em parceria com o instituto Offerwise.<\/p>\n<p>De acordo com as informa&ccedil;&otilde;es, 28,4% passaram a dar mais import&acirc;ncia para a &aacute;rea verde ao entorno do im&oacute;vel e 25% a &aacute;reas de lazer em casa. Dos entrevistados, mais de 11% ainda confessaram que at&eacute; chegaram a realizar reformas em seus lares.<\/p>\n<p>&quot;Condom&iacute;nios que investem em melhorias tendem a alcan&ccedil;ar maior valoriza&ccedil;&atilde;o. O comprador n&atilde;o avalia apenas a unidade, mas o conjunto. Estruturas mais completas posicionam o empreendimento em um patamar superior de mercado&quot;, afirma o administrador de empresas e CEO da <a rel=\"follow\" target=\"_blank\" href=\"https:\/\/llzgarantidora.com.br\/\">LLZ Garantidora<\/a>, Zener Costa.<\/p>\n<p>Mais do que um conjunto de comodidades, &aacute;reas como academia, sal&atilde;o de festas, espa&ccedil;o gourmet e ambientes de conviv&ecirc;ncia ampliam a atratividade do empreendimento. No entanto, o impacto mais relevante est&aacute; no potencial de valoriza&ccedil;&atilde;o patrimonial.<\/p>\n<p>A decis&atilde;o de investir, contudo, exige planejamento financeiro rigoroso. Na pr&aacute;tica, a maioria dos condom&iacute;nios opera com or&ccedil;amento ajustado, direcionado &agrave; manuten&ccedil;&atilde;o b&aacute;sica, como pagamento de funcion&aacute;rios, &aacute;gua, energia e demais despesas correntes. O fundo de reserva, quando existente, costuma ser limitado e voltado a emerg&ecirc;ncias, o que restringe a capacidade de melhorias estruturais.<\/p>\n<p>Nesse contexto, mecanismos financeiros passam a viabilizar projetos que, de outra forma, ficariam invi&aacute;veis no curto prazo. &quot;A previsibilidade de caixa &eacute; essencial para a gest&atilde;o condominial. O s&iacute;ndico precisa garantir o funcionamento regular do condom&iacute;nio antes de pensar em expans&atilde;o ou melhorias.
