Ele apontou alta m\u00e9dia de 8,85% no valor dos alugu\u00e9is no Brasil no acumulado de 2025, superando a infla\u00e7\u00e3o. O <a rel=\"follow\" target=\"_blank\" href=\"https:\/\/downloads.fipe.org.br\/indices\/fipezap\/fipezap-202512-residencial-venda-pub.pdf\">\u00cdndice FipeZap<\/a> trouxe a segunda not\u00edcia, apontando alta m\u00e9dia de 6,52% no valor de im\u00f3veis usados tamb\u00e9m no ano passado (com ganho real de 2,24% acima da infla\u00e7\u00e3o).<\/p>\n<p>&quot;Esses dois indicadores confirmaram uma virada de expectativas sobre o segmento imobili\u00e1rio em rela\u00e7\u00e3o ao que se projetava no in\u00edcio de 2025. Diante da alta na taxa b\u00e1sica de juros, a Selic, previa-se que a dificuldade de acesso ao cr\u00e9dito frearia avan\u00e7os no setor. Mas o que vimos agora \u00e9 um novo impulso&quot;, comenta Igor Melro, direto comercial da Porte Engenharia e Urbanismo.<\/p>\n<p>A <a rel=\"follow\" target=\"_blank\" href=\"https:\/\/portal.fgv.br\/noticias\/ivar-dezembro-2025\">alta nos alugu\u00e9is<\/a> aponta para uma recomposi\u00e7\u00e3o de valores que ultrapassa a varia\u00e7\u00e3o do IGP-M, \u00edndice mais usado no reajuste dos contratos e que foi negativo em 1,05% no acumulado de 2025. Rio de Janeiro (+12,11%), Belo Horizonte (+11,27%) e S\u00e3o Paulo (+9,48%) foram as capitais com altas mais expressivas nos alugu\u00e9is nos \u00faltimos 12 meses.<\/p>\n<p>J\u00e1 o <a rel=\"follow\" target=\"_blank\" href=\"https:\/\/downloads.fipe.org.br\/indices\/fipezap\/fipezap-202512-residencial-venda-pub.pdf\">FipeZap<\/a> apontou que 2025 apresentou a segunda maior alta no valor dos im\u00f3veis nos \u00faltimos 11 anos, perdendo apenas para 2024 (considerado um ano at\u00edpico para o setor). O \u00edndice mede os resultados em 56 cidades. Em dezembro, o valor m\u00e9dio do metro quadrado constru\u00eddo no Brasil foi de R$ 9,6 mil, segundo a mesma pesquisa.<\/p>\n<p>O <a rel=\"follow\" target=\"_blank\" href=\"https:\/\/www.abecip.org.br\/igmi-r-abecip\/mes-a-mes\">\u00cdndice Geral do Mercado Imobili\u00e1rio (IGMI-R)<\/a>, medido pela Associa\u00e7\u00e3o Brasileira das Entidades de Cr\u00e9dito Imobili\u00e1rio e Poupan\u00e7a (Abecip), aponta que o aumento no pre\u00e7o m\u00e9dio de im\u00f3veis residenciais havia sido de 17,14% at\u00e9 novembro de 2025, no acumulado de 12 meses.<\/p>\n<p>Para Igor Melro, da Porte, os investidores devem levar em conta esses dois indicadores de forma conjunta porque eles apontam tanto para a prote\u00e7\u00e3o do patrim\u00f4nio dos propriet\u00e1rios, quanto para o ganho financeiro real de quem aposta na renda recorrente de alugu\u00e9is.<\/p>\n<p>&quot;Na Porte, trabalhamos com <a rel=\"follow\" target=\"_blank\" href=\"https:\/\/porte.com.br\/blog\/2025\/03\/ciencia-urbana-novos-negocios\/\">ci\u00eancia de dados<\/a> tanto para a proje\u00e7\u00e3o de empreendimentos como para a oferta de solu\u00e7\u00f5es financeiras a investidores, orientando sobre momentos e perfis de loca\u00e7\u00e3o de im\u00f3veis, al\u00e9m de apontar perspectivas de valoriza\u00e7\u00e3o conforme a rela\u00e7\u00e3o entre oferta e demanda em diferentes regi\u00f5es de S\u00e3o Paulo&quot;, avalia Melro. \u00c9 diante do equil\u00edbrio de estoque de im\u00f3veis e volume de vendas que o diretor comercial da Porte enxerga oportunidades.<\/p>\n<p>Para ele, a demanda represada de compradores que deixaram de financiar um im\u00f3vel em um cen\u00e1rio de Selic alta deve come\u00e7ar a ser aliviada em fun\u00e7\u00e3o das pol\u00edticas de financiamento habitacional do governo federal, como o <a rel=\"follow\" target=\"_blank\" href=\"https:\/\/www.caixa.gov.br\/voce\/habitacao\/minha-casa-minha-vida\/classe-media\/Paginas\/default.aspx\">lan\u00e7amento da faixa 4 do Programa Minha Casa, Minha Vida<\/a>. Tamb\u00e9m o <a rel=\"follow\" target=\"_blank\" href=\"https:\/\/www.gov.br\/casacivil\/pt-br\/assuntos\/noticias\/governo-anuncia-novo-modelo-de-credito-imobiliario\">novo modelo de cr\u00e9dito imobili\u00e1rio<\/a>, que permite at\u00e9 80% de financiamento pelas regras do Sistema Financeiro da Habita\u00e7\u00e3o, foi lan\u00e7ado no \u00faltimo trimestre de 2025 para alcan\u00e7ar a classe m\u00e9dia. Juntas, essas iniciativas ajudam a reduzir o estoque de im\u00f3veis \u00e0 venda, podendo pressionar ainda mais o valor do metro quadrado.<\/p>\n<p>&quot;Quem comprou o im\u00f3vel na planta h\u00e1 alguns anos j\u00e1 est\u00e1 colhendo resultados significativos.
